Let’s talk about Self Managed Super Funds! They have never been as exciting as they are now.


Do you have a Self Managed Super Fund (SMSF)? Did you know that you can purchase property using your SMSF?


By purchasing an investment property through your SMSF you can diversify your portfolio and simultaneously increase your wealth.

There are a number of benefits of buying a property using your SMSF, such as:

  1. Using the rental income to help repay the loan

  2. You can also use employer superannuation contributions to help repay the loan

  3. Tax benefits, such as:
    - Once the member(s) retire, they will not pay capital gains tax
    - Loan repayments can become tax deductible
    If the house is sold, the applicable capital gains tax will not be higher than 15%, as opposed to rates that are often up to 46.5% - you’ll get to keep most of your profits!


However, there are some important considerations of course:

  • The property is an investment property, which cannot be inhabited until retirement (by neither the SMSF trustees or their relatives).


Own a home and three investment properties and have enough income to retire at 50 - how does that sound?
